Pradhan Mantri Awas Yojana–Urban 2.0 (PMAY-U 2.0) is the Government of India’s 2024–2029 housing programme to help urban EWS, LIG and MIG families construct, purchase, or rent an affordable home. It targets assistance to 1 crore urban families and runs for five years (2024–2029).
How is PMAY-U 2.0 different from the earlier urban mission?

- Who it helps: Urban EWS/LIG/MIG families without a pucca house anywhere in India. Family = husband, wife, and unmarried children.
- Verticals (ways to avail):
- Beneficiary-Led Construction (BLC),
- Affordable Housing in Partnership (AHP),
- Affordable Rental Housing (ARH),
- Interest Subsidy Scheme (ISS).
- Central assistance (illustrative): Government assistance under BLC/AHP is up to ₹2.5 lakh per unit (state share also applies). ISS offers interest subsidy up to ₹1.80 lakh for eligible loans (details below).
PMAY 2.0 Eligibility Criteria
Core PMAY Urban 2025 income limits
- EWS: annual household income up to ₹3 lakh
- LIG: ₹3 lakh to ₹6 lakh
- MIG: ₹6 lakh to ₹9 lakh (States/UTs may refine EWS limits with MoHUA concurrence)
Other key conditions
- You (or any family member) must not own a pucca house anywhere in India.
- You must not have received a house under any Central/State/ULB housing scheme in the last 20 years.
- Preference is given to widows, single women, persons with disabilities, senior citizens, transgenders, SC/ST, minorities, Safai Karmis, PMSVANidhi street vendors, PM-Vishwakarma artisans, Anganwadi and construction workers, and residents of slums/chawls.
PMAY Urban 2025 Scheme for Middle Class
Under ISS (Interest Subsidy Scheme), eligible EWS/LIG/MIG families can get 4% interest subsidy on the first ₹8 lakh of home loan (tenure up to 12 years), capped at ₹1.80 lakh subsidy, disbursed in five annual installments. Typical caps mentioned include loan up to ₹25 lakh and house value up to ₹35 lakh (as notified).- Tip: If you plan to finance your home, the PMAY U 2.0 Registration flow on the portal will ask you to pick a vertical. Choose ISS when your main benefit is the interest subsidy.
PMAY-U 2.0 Documents Required
Prepare these before you start your PMAY U 2.0 Online Application:- Aadhaar details of applicant and family members (Aadhaar/Virtual ID is mandatory)
- Active bank account details (linked with Aadhaar)
- Income certificate
- Caste/community certificate if applicable (SC/ST/OBC, etc.)
- Property/land documents (if constructing on own land under BLC)

Pradhan Mantri Awas Yojana Urban Application Process
- Check basic eligibility on the PMAY-U 2.0 portal (Eligibility Check). Remember: once you choose a vertical, you can’t change it later.
- Complete PMAY U 2.0 Registration on the Unified Web Portal (PMAYMIS 2.0). Fill family details, income, current housing status and preferred vertical (BLC/AHP/ARH/ISS).
- Upload documents and submit your application. ULBs/States verify eligibility before sanction.
- Loan route (ISS): If you opt for interest subsidy, provide your PLI (bank/HFC) details during application.
- Sanction & linkage: Eligible beneficiaries are attached to approved projects (AHP) or their own plot (BLC), or proceed via ISS/ARH as applicable.
How to Check PMAY U 2.0 Status
- Track Application on PMAYMIS 2.0 using Assessment ID/Aadhaar/name + mobile.
- ISS subsidy status: PLIs and the CLAP portal provide subsidy tracking; check your lender’s dashboard or official pages.
Vertical-wise: what actually happens?
- BLC (Beneficiary-Led Construction): For families owning land to build or enhance a house. Central assistance is released in stages with geo-tagging. States co-fund as per scheme.
- AHP (Affordable Housing in Partnership): Houses built with public/private partners where EWS share is ensured; assistance is per sanctioned unit.
- ARH (Affordable Rental Housing): Support for rental homes for urban poor/migrants via suitable public/private agencies.
- ISS (Interest Subsidy Scheme): Loan-linked benefit for eligible EWS/LIG/MIG families as explained above.

- One house rule: Your family must not own a pucca house anywhere in India.
- No duplicate benefits: If you got housing benefits from any government scheme in the last 20 years, you are ineligible for PMAY-U 2.0.
